Our Town Planners, Masterplanners, Architects, Landscape Architects and Graphic Communication teams have been working with a development consortium led by Land Improvement Holdings (LIH) to create a new community of over 5,000 homes in Bedfordshire called Linmere. Our team worked closely with the client throughout the whole process, which included the negotiation of outline planning permission for a Green Belt site, its allocation within the Local Plan, as well as the creation of a Site Wide Masterplan and Design Code to cover five-character areas, advanced infrastructure applications, area masterplans, access strategies, landscape, public realm and built form. This process involved extensive public consultation with the local authority, statutory bodies, key stakeholders and the local community.
Working with different housebuilders including Bellway, Morris Homes and Barratt David Wilson Homes, Phase 1 of the development is now under way and will deliver around 1000 homes, strategic and local road infrastructure, a new primary school which is being amalgamated with the existing Thornhill Primary school, a Local Centre, Linmere Park and public open space.
Our team is now working on the future phases of development, with Phase 2 including the Farmstead - a community centre and destination play area, a supermarket and around 100 homes. Also, part of the development is a new regional distribution centre for Lidl which will be the company’s biggest UK warehouse and will offer around 1000 new jobs.
