Located to the east of Junction 45 of the M1 motorway, Leeds, the development will comprise approximately 1,800 dwellings, a food store, a local centre and a primary school.
The vision for Skelton Gate in the Aire Valley embodies the key principles of sustainable development whilst delivering a residential-led mixed use development of high design quality to ensure an attractive, safe and adaptable place.
The site is identified as a key area for growth within the Council’s adopted Core Strategy and emerging Site Allocations Plan. In order to ensure that this major regeneration is delivered, the Council have prepared the Aire Valley Leeds Area Action Plan which covers an area of approximately 1,300 hectares.
The vision for Skelton Gate in the Aire Valley embodies the key principles of sustainable development, it includes:

- A food store and a local centre
- A primary school
The Council are seeking to deliver a minimum of 6,500 homes within the Aire Valley by 2028 and the Skelton Gate site is identified as a proposed housing allocation within the Area Action Plan, with potential for 1,800 new homes. As well as meeting the Councils housing requirements, the development will create 300 operational jobs and 450 indirect operational jobs.
