This previously greenfield site is located on the edge of Lower Shiplake and previously had outline permission for 95 dwellings.
We supported Taylor Wimpey through a Reserved Matters application and given the contentious nature of the site, this included detailed pre-application with the Local Council and extensive public engagement with the Parish Council’s and the local community to resolve any local concerns.
With our development economics team we explored and researched the current housing mix types to understand the most appropriate housing mix for this area, taking account of specific local needs, challenges and character. This was submitted with the application and enabled the Council to support the proposed mix which deviated from their SHMA, providing clear reason and justification for doing so.
A key challenge for this project were the strict timeframes for submitting an application and ensuring sufficient public engagement had been undertaken. This was achieved through clear communication with the client, as well as the local community at engagement events, Parish meetings, and being available to talk on a day-to-day basis.
Reserved Matters was granted in May 2019 and we are continuing to support TW on the site.
