Our inter-disciplinary team of Planning, Public Engagement, Heritage and Graphic Communication experts are consulting on plans to transform 7-9 Piccadilly into a landmark building that aligns with the City Council’s ambition to reshape Piccadilly Gardens, on behalf of Thackeray Investments
The Site is currently occupied by a three-storey building with commercial premises (occupied by Superdrug and Greggs) at ground floor, with the upper floors largely underutilised.
The team are expected to submit a planning application for the emerging plans later this year. The proposals would retain retail development and active frontage to Piccadilly Gardens (at ground floor) and provide for a sensitively designed upward extension to introduce new high quality Grade A office accommodation, including roof terrace.
The proposals also seek to breathe new life into Back Piccadilly, including new access to the office accommodation, providing visual improvements and increased security. The introduction of planting and public realm also demonstrates a clear commitment to the creation of a new, reimagined, green link between Piccadilly Gardens and the Northern Quarter.
The proposed development is ‘car free’, utilising the highly sustainable and accessible location of the site on Piccadilly Gardens as well as maximising opportunities for walking, cycling and public transport - with on-site cycle parking facilities to be provided. It has been designed to be an energy efficient and sustainable building with a BREEAM rating of ‘Very Good’ to optimise the circular economy and also the future lifecycle of the building.
