News: 16 September 2016Refurbished office secures only BREEAM Outstanding rating outside London

Alongside the BREEAM ‘Outstanding’ achievement, 9 Greyfriars in Reading has also gained an EPC A rating making it the most sustainable office building available in the South East.

Owned and managed by McKay Securities, 9 Greyfriars, a four-storey 38,000 + sq.ft 1980s office, has recently undergone a comprehensive refurbishment, designed and delivered by Architects and Planners at Barton Willmore.

Barton Willmore designers were working to a very concise client brief. With a competitive office market and Greyfriars’ central location adjacent to the main line train station, the refurbishment had to offer something different to assist with the client’s long-term prospective investment.

Romy Panesar from Barton Willmore, has worked on a number of projects that have achieved BREEAM ratings. He said:

“Overall our design concept focused on long term aspirations. Part of the sustainability strategy was the introduction of innovative solutions to assist in reducing the operating cost of the building for end users, extending its life cycle and creating a comfortable environment for occupiers.”

Barton Willmore retained the main structure and foundations and introduced new glazed elevations to create a modern looking building. The performance of the systems was at the top of the design criteria list, whilst the energy strategy was also advanced at early design stages through essential analysis with the design team which provided the basis of a low energy building.

BREEAM, the leading and most widely used environmental assessment for buildings and communities, reflects a buildings efficiency and increasing the value and appeal to future tenants of the buildings. Greyfriars scored exceptionally in all categories.

Romy Panesar continued: “This is the first ‘Outstanding’ BREEAM accreditation to be awarded in the Thames Valley and is a great achievement for all involved. It sets a high standard for the region and is of course a strong attraction to potential and future tenants. The design vision was not compromised, in fact the building possesses and improves on many features and quality of materials found in modern offices.”

Greyfriars was completed on 11th July 2016. Barton Willmore secured Planning Permission for the development back in 19th February 2015. Landscape Architects from Barton Willmore also undertook the landscape design for the project.
