Our team have secured two separate full planning consents for two Data Centres at Sites B and C, 225 Bath Road. SEGRO have pre-let agreements in place with a United States Data Centre company who are making a significant investment in Slough as it offers key locational advantages such as power availability, broadband availability and security that have resulted in the Slough Trading Estate becoming the second largest cluster of data centres in the world.
Both development schemes involve the reuse of brownfield land located in an Existing Business Area designated for employment-generating uses. Both schemes will provide significant economic benefits during the construction and operational phases, including a total of 136 operational jobs and the generation of a total of £1.7 million of Business Rates per annum.
The development schemes will also deliver the straightening of Aspro Alley through the wider site, which has been a long-standing aspiration of the Council. In line with the Council’s requests, this will comprise a 5 metre wide footway and cycleway running in between Site B and C, and will bring significant social benefits through the provision of a safer and more inviting route linking Cippenham and the Trading Estate with landscaping, lighting and CCTV surveillance.
The Applicant undertook significant extensive pre-application consultation with Slough Borough Council Officers for both schemes that resulted in significant design amendments that responded positively to comments received.
