Doncaster Logistics Park - a sustainable industrial development

Following promotion of the site through the Local Plan process, our inter-disciplinary Planning team successfully secured outline planning permission for 235,000sqm of B2 and B8 uses on 40 hectares of open agricultural land, located to the south of Harworth Business Park. Further to the Site being optioned by Mulberry, the team also led an application team in securing a S.73 Application for the reworking of the application to provide for two level development platforms at the Site.

Two subsequent Reserved Matters applications for Phases 1a and 1b comprising of two warehouse units have since followed. Both look to deliver over 53,000sqm warehouse units for Class B8 uses with associated external works, parking, landscaping, plus enabling works for Zone 1 of the outline masterplan. This wider masterplan includes significant site levelling, sustainable urban drainage (SUDs) ponds, a new site access road and considered active travel network including cycle and footpath infrastructure.

Managing a large and diverse consultancy team through these applications, within extremely tight timescales and concurrent submissions posed a range of challenges for our planners. They also managed the negotiation of an NMA S.96A application to increase the height of the buildings consented within the outline by 3m.

Our planners managed the reserved matters applications from pre-application discussions with the Local Planning Authority through to negotiation of conditions and worked with officers to secure an early decision and provided inventive solutions to the discharge of pre-commencement conditions in the absence of complete agreement with statutory consultees. These included the deferral of pre-determination ground works for archaeology.

After a very quick program of building, Unit 1 is due to be occupied by Stobarts in May 2022 with Unit 2 due to complete before the end of the summer. Mulberry have received a great level of interest in the remainder of the Site and our Planners are currently preparing an application for Phase 2a and 2b at the Site.
